All property data — including pricing, payment plans, handover dates, unit availability, configurations, area dimensions, and renders — is indicative only. It is provided in good faith, sourced from the property developer, and is subject to change without notice.

The developer's formal sales documentation prevails in all cases. Before signing any reservation, sales agreement, or transfer document, you should review the developer's authoritative materials.

Not investment, financial, tax, or legal advice

Nothing on this Site constitutes investment advice, financial advice, tax advice, or legal advice.

  • Property is a high-value, illiquid asset class. You should seek your own independent professional advice before making any purchase decision.
  • We do not guarantee returns, rental yields, or capital appreciation.

  • Currency exchange rates fluctuate. AED is the authoritative currency for UAE property transactions; conversions to other currencies are indicative.

Regulatory status

Latest Launches is not currently a RERA-registered brokerage. Until we are RERA-registered, we operate as an information platform — we introduce buyers to property developers but do not act as the formal selling broker.

When we are RERA-registered, we will publish:

  • RERA broker registration number
  • DED commercial-licence number
  • Trakheesi advertising-permit numbers per project
  • Office location and licensed scope of services

Trakheesi advertising permits

Where a Trakheesi permit number is shown on a project page, that permit covers the advertising of that specific project on this Site. Project pages without a Trakheesi number are pending the developer providing the permit; we list them for information only and not as advertised offers.

Currency, taxes, fees

UAE property transactions involve fees and taxes that are typically not included in headline prices on this Site:

  • Dubai Land Department (DLD) transfer fee — typically 4% of the property value
  • Trustee office registration fee
  • Property registration / Oqood / SPA fees
  • Mortgage-registration fees (if applicable)
  • VAT on services (where applicable)

These fees are paid by the buyer at completion.

Calculators and tools

Any calculators or tools on the Site (payment-plan simulators, ROI calculators, mortgage calculators) are illustrative only. The values they produce are estimates based on the inputs you provide and the assumptions baked into the tool. They do not constitute a quote, financial product, or commitment from us or any third party.

Third-party content

Where the Site references third-party developers, properties, locations, or amenities, those references are based on publicly available information and developer-supplied data. We do not warrant the accuracy or completeness of third-party content.

No fund custody

We never take custody of buyer funds. All payments flow directly between the buyer and the property developer (or the developer's authorised escrow account). We are an information and introduction platform, not a payment processor.
